Butlers Estate, RH2

Butlers Estate is a large country estate set in a quiet corner of Surrey with excellent connections to London.

True to an estate passed down through the generations, the landscape and buildings hold many a story to tell. From grand to petite, houses range from the rambling country manor, through to a pair of isolated cottages, each with its own character and setting on the land.

With over 2,000 acres of arable crops, grassland, a beef herd and woodland, two lakes, and a practical network of roads and tracks, the estate is also crossed with a river and run out of two farm yards, each with a variety of ancient buildings. Modern agricultural barns and concrete yards also provide useful spaces as a film-friendly shoot location.

As well as the expected features of a large farm, there are also many unusual extras, including over 20 wartime pill boxes, wide river frontage, an original watermill and fishing lakes, the rare Japanese breed of cattle (Wagyu), as well as the extraordinary ancient manor house.

  • Manor house (including interiors) and large established gardens, tennis court, kitchen garden, lime walk
  • Period farmhouse, and a converted outbuilding
  • Two separate, isolated cottages, both currently unoccupied
  • Traditional, old farmyard with a range of old barns. Next door to the manor house.
  • Separate working farmyard with period farmhouse and modern cattle buildings, grain and storage sheds
  • Cattle herd (Wagyu breed)
  • Mill and lakes, a wide flowing river
  • Acres of grass fields, arable fields and woodland
  • Private tracks and roads across the farm
