Hazelwood Estate is an exceptional 16,000-acre landscape offering extraordinary scale and diversity across the South Downs. From vast open farmland and rolling hills to ancient woodland, rivers, lakes and formal gardens, the estate provides an unparalleled range of backdrops within a single, film-friendly location. With miles of private roads, multiple access points and a long history of hosting productions, it’s a location that can comfortably handle everything from small productions to large-scale unit bases.

Hazelwood Estate’s appeal lies in its sheer variety. Over 6,000 acres of woodland span everything from ancient oak forest to commercial plantations and heathland. The estate opens out into parkland with veteran trees, arable farmland, wildflower meadows and marshland. A 13-acre chalk quarry offers a striking and unusual backdrop, while rivers, ponds and lakes, including one with a folly, add further visual interest. Private bridges, including an old railway bridge, and long stretches of tarmac and track weave across the estate, connecting its many distinct environments.

The architecture is just as varied, ranging from a grand 22-bedroom main house to a wide selection of vacant cottages, farmhouses and institutional buildings available as blank canvases. These include a Tudor mansion ruin (burnt in 1793), a derelict limeworks covered in graffiti, a former priory, a disused grammar school in nearby Midhurst, and traditional farmyards with barns and stables. Many properties are vacant, allowing flexibility for both interiors and exteriors. Hazelwood Estate is set up for filming, with several halls and venues suitable for unit bases, as well as two farms that can be used for larger setups with additional infrastructure brought in. Fields and open areas can accommodate large-scale parking and unit bases. The estate also offers in-house catering, alongside a café and local takeaway options in nearby towns. The main house, B&B with 5 rooms and several cottages are available as a shoot and stay option, with additional accommodations in the nearby town.

 

GETTING TO HAZELWOOD ESTATE

Haslemere station is approximately 10 minutes away by car, with direct connections from London Waterloo. By road, Hazelwood Estate is around 45 minutes from Longcross Studios and Farnborough Studios and approximately 1 hour 20 minutes from Pinewood Studios, making it well positioned for productions operating in and around London. Central London is under a 2-hour drive.
