Magnolia Farm, RG8

Magnolia Farm is a 70-acre haven set in a picturesque 16th-century village.

The farm’s landscape is a mix of walled gardens, grass paddocks, and  woodland threaded with mown paths and hardstanding tracks. The woods are filled with sculptures and outdoor artworks that can be moved for shoots, and in spring, the ground is a carpet of daffodils, camellias, and bluebells. There are two ponds, one with a Japanese-style pagoda that doubles as a duck house, and another, smaller pond tucked in the woods, framed by weeping willows.

The farm’s main enterprise is an equestrian centre. Three parallel yards run through the site, with a mix of traditional and practical stables, training arenas, and outdoor riding spaces.

Across the farm, there is a collection of cottages and barns, from a pink cottage to a striking black timber converted barn, and a 17th-century cottage with classic period features. Together, they offer a wide range of architectural looks, from old English charm to modern rustic.
